Given that we are currently in a sellers market, you might be more inclined to list your home. If you are planning on putting your Admirals Cove home on the market, avoid these common seller mistakes. Price home to sell- A recent real estate poll showed that 75 percent of homeowners think their home is being listed too low. Pricing your home too high can result in a longer selling time or even worse, it might not sell at all. It is in your best interest to price the home in line with other homes in the market. The kitchen can be a tougher room to light than most because it is not only a workspace, but a gathering place for friends and family as well. While a central ceiling fixture might be enough for a small kitchen, a larger kitchen calls for more light. Here are some ways to make sure you have the best kitchen lighting in your Admirals Cove home. Do the math- Professionals often rely on a simple math formula to determine how much light a room needs, one you can do at home on your own. Start by finding your kitchen’s square footage (length multiplied by width). Next, multiply the square footage by 1.5 to determine the appropriate wattage. The number you get applies to the entire room. Light in layers- While ambient fixtures provide overall lighting to create a warm glow, accent lighting adds depth and dimension to the kitchen. Each of these layers of light are equally important and should be operated separately. Conserve energy- Over the years, energy-efficient light fixtures have become a lot more stylish. The important thing is, no matter what type of light or light fixture you choose, make sure that it has the Energy Star label to ensure energy efficiency. Small square footage doesn’t have to be a deterrent when it comes to decorating. Just because a room is small doesn’t mean that it has to have a small feel to it. Here are some ways to make a small room look and feel bigger. Large rug- A large area rug creates an illusion that the room is bigger than it really is. You can even make your own over-sized rug by combining several smaller ones to save some money. Mirrors- Strategically placed mirrors can double dimensions of the room to the naked eye, thus giving the perception that the room is larger than it really is. Placing mirrors on both sides of a piece of furniture or displaying a long, wide mirror across a counter top should do the trick. Throw pillows- Don’t go overboard with the throw pillows. Too many throw pillows will more than likely pile up and make the room feel overcrowded and cluttered. If your throw pillows are getting in the way of seating for you or your guests then it may be time to get rid of some of them.
