Home Buying Tips for Low Inventory

Inventory for homes are at record lows. We are truly in a sellers market, which can make the home buying process a tough one. There are a lot of home buyers out there making offers above asking price and still not getting the home. Here are some tips to make the home buying experience in Admirals Cove a little easier. Get your finances in order- Before you begin your house hunt, make sure your finances are in order. Start by figuring out what your budget is and stick to it. Given the housing market right now, many realtors won’t take you to the home unless you have secured financing. Find the right neighborhood- Figure out the type of neighborhood you want in advance so you don’t have to waste time going all over town. By going to open houses in the neighborhood you were looking at you can decide which neighborhood is right for you. Act quickly- As a result of having your finances in order and knowing what neighborhood you want to be in, you can make an offer faster. That will increase your odds of getting the home you are looking for. Biggest Questions Most People Have About the Housing Market

Whether you are looking to sell or buy, the housing market can be a tricky industry. It is always changing and the current state is completely different than how it was even several years ago. Here are some of the biggest questions and answers that most people have about the housing market in Admirals Cove. How is the housing market really doing?- While the housing market hasn’t fully recovered from the crash, it is headed in the right direction. Prices are up and inventory is low, creating a seller’s market full of bidding wars. Are banks lending?- Banks are eager to lend to people that are qualified. If you have bad credit or not enough of a down payment, it will be tougher to get a bank to lend you money. An above average FICO score, a suitable debt0to income ratio, and proof of a 20% down payment will increase your chances of getting a loan. Will home prices keep rising?- While impossible to predict the future, it appears that home prices will keep rising the rest of the year. It is unlikely that they will never be as high as they were in 2006, they will continue to climb, especially if there are more people looking to buy then there are homes for sale. How To Waterproof Your Home In One Weekend

Spring brings plenty to enjoy at Admirals Cove. Flowers, longer days, golf, and fishing are things to enjoy during the spring time. One of the less enjoyable things that spring can bring is rain. All the rain can cause tremendous damage to your home and its value. A short amount of time spent on the upkeep of your home can help your home fight off spring showers and summer storms. Here are some ways to waterproof your home in just one weekend. Rain gutter repairs- Nobody likes to clean and repair gutters but it needs to be done. Using tongs to pull the leaves out will make it easier to clean them out, while extra long lag screws will come in handy for any repairs that need to be made. Repairing cracks in concrete- Water has a knack for finding the cracks in your concrete and getting in. This will cause the ground underneath to soften and cause more cracking. For small cracks, using concrete caulk will usually do the trick. If the crack is bigger than a quarter of an inch then concrete patches should work just fine. Tips on Selling an Older Home

Admirals Cove features a wide variety of homes in different styles, sizes, and years of age. Older homes have personality and character that many buyers are looking for. There is a certain stigma though that can be associated with older homes that could make a buyer nervous. Here are some tips to get people to forget about the possible negatives about selling and buying an older house. Get an inspection- Typically it is the buyer who gets the inspection of the home. If your house is in good condition though, getting the inspection could increase your chances of landing a buyer. Make your major repairs before listing- Even though some people like the task of renovations, most buyers want a home that is already ready to move in. Even though the return on investment on large repairs isn’t huge it could mean the difference between a quick sale and the house sitting on the market for too long. Highlight the time period- The charm of an older home is usually the features it has based on when it was built. Highlighting these certain features and attributes can add to its charm and ultimately attract the right buyer. For home listings in Admirals Cove, visit...

Three Reasons Why the Housing Maket is Recovering

Three Reasons Why the Housing Maket is Recovering

For a while now, the public has been hearing about how the housing market is making a recovery. Here is a look at the three key reasons for the recovery. Fewer distressed properties- When the hosing bubble burst, millions of homeowners lost their properties. The result was that the housing market was flooded with distressed properties. The only people interested in these properties were those looking to purchase them for an investment or as a fix-up. Fast forward to 2013 and only 1 out of 5 home sales are for distressed properties. Lack of inventory- Currently, the demand of homes is greater than the supply. This is causing buyers to get into a bidding war with each other and driving up the prices of homes. With the inventory being as low as it is for the first time since 2005 it is quickly becoming a seller’s market. Increased consumer confidence- As the economy starts to recover, it leads to either new jobs or a new sense of job security. People are now more likely to start making large purchases again, including homes. This gives people the confidence to get out there and start looking for their new home.
