It is difficult enough these days to find a buyer and get the right price for your house. The last thing you want to worry about is the person backing out because the home inspection came back negatively. Here are some reasons why it is important to do the home inspection before listing your home.
Eliminate surprises- By having the inspection done before you list your home, it eliminates all the surprises and can help you make an educated decision on your home. By knowing the condition of your house before you list it you can decide whether to fix the problem or to price it accordingly based on the issue.
Avoid renegotiation- If you wait until after the negotiation to do the home inspection, chances are they buyer will want to renegotiate. If the problem is bad enough the buyer might even back out all together. If you complete your home inspection before you list, you can avoid the issue of renegotiating.
Help determine the price- Knowing what the issues are with the house will make it easier to determine the asking price. Having the home inspection take place will allow you to more accurately price the home, which in turn will help it sell quicker.
